How can you protect yourself from working with a company that doesn’t have the ability or intent to close?

Does the “Cash” buyer really have the cash to be able to buy your house? Many times they don’t. Ask for a proof of funds.
Is the buyer asking for unrealistic contract terms? Don’t accept a tiny deposit (like $100) or crazy long inspection periods (10-15 days is normal, some buyers ask for 30 days inspection or more). Watch the “additional terms” of the contract for a “weasel” clause allowing the buyer to back out of the contract for basically any reason they want.
How long has the buyer been in business? You want to look for someone that’s been around for at least 2 years and knows the ins and outs of the real estate industry.
Can the buyer verify that he or she buys & sells properties? One easy way is to look up the company name in public records and see if there are any deeds recorded in their name.
Finally, does the buyer have any online reviews or testimonials to show that they are legitimate?
